Located in Phoenix, Arizona, two miles north of the central business district, Christown Spectrum Mall is in a strong in-fill location in an extremely dense and supply-constrained market. The center represents excellent physical real estate in a prime location with strong visibility. Christown Spectrum Mall fronts W Bethany Home Road, a primary east/west thoroughfare with six lanes and approximately 37,800 cars per day, and is between 19th and 15th Avenues, also major thoroughfares running north/south with 38,500 and 20,800 cars per day respectively. The shopping center is one mile east of the Black Canyon Freeway (I-17) and three miles west of Highway 51. A new metro light rail station will open to passengers in December 2008 adjacent to the property on the corner of 19th Avenue and Montebello.
Originally developed as an enclosed mall in 1961, the mall began the strategic repositioning in 1995 when a major department store anchor was torn down to make way for a 125,000 square foot Walmart. In late 2000, another former department store anchor was demolished and replaced with a new Costco. In 2003, Walmart expanded by doubling the size of its existing space to accommodate its Supercenter format. SuperTarget and JCPenney joined the center in 2007, as well as a brand new Harkins Theatre.
